In February we were asked to carry out a damp survey on a small modern mid terraced house in a popular part of Bristol.
The property was built within the last 10 years and at present unoccupied. Mould spotting was extensive on window frames, walls and ceilings and there was a distinct ‘musty’ smell. The house was not fit for rental.
We provided a report and a specification for remedial works with a total cost of under £2500. Sounds a lot but this included a complete chemical clean down of walls and ceilings, a wash down of woodwork and a complete redecoration to include an anti mould additive in the paint. We also planned to install a Flatmaster 2000 heated unit to the central hallway.
The client contacted us in September and the works where completed, property ready to rent again!
But what did this really cost the landlord? Rental prices for that style of property in that desirable area would have been approximately £850 pcm! So may be as much as £7000 in lost revenue all because of a condensation problem that was sorted in under a week.
