How our gardens, driveways and ground levels affect the damp in our properties

The landscaping of gardens and driveways can also have a massive impact on how we keep our properties dry. Large planters and raised beds, adjoining a building, can bridge damp proof courses and as they take in rainwater they are damp most of the time. We where asked to investigate some visible damp signs in a large end of terraced stone cottage and after completing a Free Of Charge Survey an elevated ground level was found to be the main problem.

Normally well built period stone buildings will keep damp symptoms at bay as long as they have adequate heating and ventilation, with walls often more than 400mm thick they provide a sound barrier to water ingress. Depending on the age of the property: damp proof courses are often not present, exposed internal stone walls are plaster free and period feature fireplaces sit as they did when built all this adds to the vulnerability of damp occurring but sometimes there needs to be a ‘trade off’ to maintain the character of the building.

All this changes when alterations occur and in this case we found that the adjoining driveway had been raised a number of times over the years and now it was impacting on the internal plaster and decor of our property. Specification agreed we removed existing plaster, which had in fact been replaced many times over the years and some of the replacement plaster was not suitable. We applied a tanking slurry barrier, inserted a chemical damp proof course (DPC) and replastered with a sand/cement mix. Debris removed from site and area cleaned, happy customer…..
