How does guttering affect the damp in your home?

As the weather improves gutters and down pipes will have less work to do and probably be furthest from your mind however this is the time to check and replace them, if needed, or at least give them a good clean.

We where called back to a end of terraced house in Gloucester, that we had previously completed works on a few years ago. The previous specification had followed a Damp & Timber survey that had identified issues with both Rising damp and Condensation and work had been completed to a number of walls with a damp proof course (DPC) injection and the installation of an extractor fan to the first floor bathroom. New plaster work had followed the DPC injection and all appeared successful.

On our return visit the area of concern was identified as an external corner to the rear dining room however the clearly visible stains and peeling paint where above the area of previous works and above what would normally be the extent of any rising damp. The walls where tested with a Protimeter moisture meter and produced a particularly high reading.

After further investigation and following discussions with the tenant the cause was found to be rainwater overflowing from an adjacent pitched roof and being directed straight on to the external corner. The original guttering was blocked with debris and was too small to deal with the quantities of rainwater flowing down the roof.

The guttering was replaced with a larger unit and the plaster work has already started to dry out, problem solved !
